(Magnolia, TX — [July 23, 2024]) After a year and a half of continuous creative planning and design by Audubon Magnolia Development, LLC (“AMD”), Audubon is thrilled to announce the construction of the much-anticipated Club Audubon. The contractor has reported that the construction of the recreation complex is estimated to start the third quarter of this year. Parking facilities (for future construction staging) were designed, bid and installed in 2023 while the remaining recreational facilities design was being completed. A specimen oak for Club Audubon’s future event lawn was planted in 2023 to allow for the tree to settle in before construction got started. The Club Audubon building and amenity plans were completed at the end of the first quarter of 2024 with the bidding and awarding of contracts for construction. occurring thereafter. Originally, Club Audubon was announced to include only Phase I improvements. Phase I included a large, covered pavilion; a resort-style pool with zero-entry access for young swimmers as well as Baja tanning shelves with in-the water seating; cabanas for shade. It also includes a covered gathering yard with views to an open green and access to a food truck lane to be used to cater events. Phase I also contains an indoor-outdoor event space dubbed “Kingfisher Café” with restrooms and related storage all designed in AMD’s curated “Audubon Style”. Due to AMD’s continued commitment and vision to make Audubon the “destination” for the region, AMD is announcing that Club Audubon will also include the early construction of Phase II improvements with Phase I. Phase II adds an observation shelter for parents to relax in the shade atop a hill overlooking a generous new splash pad adjacent to the pool, the large playground and swings with trail connections and additional parking area.
Club Audubon’s Phase I and Phase II alone come at a price tag of well over $7M. The construction of this unique recreational complex is intended to complement and expand the already widespread existing trail and park amenities that make Audubon a special place to live.Millions of dollars have already been invested by AMD in miles of trails, parks, park furniture, playgrounds, lakes, monuments, habitat and park land that are part of the estimated +/- 706-acre community wide park system, “Audubon Park”.
The contractor’s anticipated time frame for delivery of Club Audubon’s Phase I & II is approximately third quarter, 2025.
“The Audubon Style has been carefully curated over many years and is embodied in the sophisticated architectural design, thoughtful recreational programming and collaborative team efforts for the Club Audubon recreational complex” said Sam Yager III, Vice President of AMD.

The design of Club Audubon was a collaboration between Boucher Design Group, who designed Club Audubon’s buildings and SLA-H, who designed the site plan and site amenities. Part of the planned Club Audubon complex borders Audubon Elementary, an estimated $41M Magnolia Independent School District building and campus that is anticipated to open its doors this August 2024. Club Audubon is in the Audubon Park District and strategically connected to Audubon Park and will be a central hub to the existing and planned trail system and special part of the vision embodied for this Magnolia community.
Already open in Audubon is Legacy Park in the Audubon Park District. Legacy Park is one of the interconnected parks that make up Audubon Park. Legacy Park offers a playground as well as bird and butterfly habitats. A trio of century old oak trees provide a shady sitting area overlooking the children’s play area. The green shade structure and colorful picnic benches are a good destination for watching children and enjoy the outdoor bench swings hanging from a nearby arbor overlooking Mill Creek along the community trail add to the appeal. Within Legacy Park, many species of birds can be discovered throughout the year, Yager said, and raptors, songbirds and water birds can be spied in the park’s various wildlife habitats. Hummingbird feeders, bird feeders and a series of bird houses have been placed throughout Legacy park. Existing pocket parks, like those in the center of the roundabout in Audubon Crescent Park and around Audubon Park Pool lake which are along the trail in Audubon Park District invite residents and their guests to stop and take in the sites at sprinkled destinations along the community trail in Audubon Park District.
Screech Park, named for the Screech Owl, is part of the Heron Heights neighborhood located in the Creekside North District. This park offers a play structure, swings, bench seating, activity lawns, trails and a Screech Owl bird house habitat. Plans for further expansion of the community trail system and incorporation of a recently completed “Night Heron Pond” into Screech Park are in the planning stages.
Nine builders have opened 15 model homes in Audubon, with pricing from the $300,000s to $1M. Many homesites in Audubon are located with access to and/or views of lush natural landscapes featuring lakes, legacy trees, natural creeks, trails and walkable parks with an abundance of greenspace.
