(Magnolia, TX — Sept. 25, 2023) The master-planned community of Audubon will soon start work on a new district, Creekside South.
Creekside South will encompass 232 homesites and offer new-construction homes from two existing builders as well as two builders that are new to the 3,000-acre community. The homesites will be a mix of 45-foot, 60-foot patio homes and 80-foot properties. It will be the first time Audubon offers these lot sizes.
“We are very excited what this expansion is bringing to Audubon and Montgomery County,” said Sam Yager III, Vice President of Audubon Magnolia Development, LLC. “Home buyers will have a vastly larger selection in our community as well as access to two builders that are fairly new to this area.”
Audubon will be Sitterle Homes’ first Montgomery County community and the second for Newmark Homes. Newmark Homes will have approximately 97 45-foot homesites in Creekside South. Sitterle Homes will have about 59 60-foot homesites designated for patio homes. Sitterle will also share 44 80-foot homesites with existing Audubon builder Drees Custom Homes. Creekside South is expected to break ground later this year; pricing for the new district has not yet been announced.
“Some homes in two of the new neighborhoods — Audubon Edge with 45-foot lots and Shoveler’s Tarn with 80-foot lots — will also have views of Mill Run Lake, one of several water features found in Audubon,” Yager said. “With the great variety of lots available in Audubon, we will be able to serve many more home buyers. With the addition of Creekside South, Audubon will now offer a full range of homesites from 40 feet to 80-feet wide.”
Last year, the community welcomed a second model home park located in the Audubon Park District with model homes by Drees Custom Homes, Empire Communities and Perry Homes. Model homes by Anglia Homes and Devon Street Homes are open in the community’s original model home park in the Heron Heights neighborhood of Creekside North.
Audubon’s lots and builder line-up offer future buyers a vast array of options to choose from, including lots that back up to lush natural landscapes featuring lakes, legacy trees, natural creeks, trails, walkable parks and an abundance of greenspace, Yager said. Audubon residents enjoy a number of current amenities, such as Legacy Park, Screech Park, meandering trails, playgrounds and lakes, to name a few. More amenities are planned for Audubon, and they will be added as the community grows. A community recreation center, Club Audubon, is nearing the end of its design stage. Club Audubon will be located in the Audubon Park District adjacent to Audubon’s new school — Audubon Elementary, which is part of the Magnolia Independent School District.
