(Houston, TX — June 28, 2021) Just as the first model homes have opened in the community, Audubon is announcing the purchase of land by the Magnolia Independent School District for a new on-site elementary school.
Devon Street Homes has opened two new models in the 3,000-acre Montgomery County community, located just west of The Woodlands near the intersection of the State Highway 249 tollroad and FM 1488.
The Robin design at 40211 Bay Warbler Court showcases the 2000 Series, which features six floor plans priced from the $240,000s and sized from 1,500 to 2,709 square feet. The designs offer up to five bedrooms. The model offers an island kitchen open to the dining room and family room. The game room is upstairs, as are three standard secondary bedrooms and an optional fifth bedroom and third bath. Another option featured in the model is an extended covered patio. With the fifth bedroom option, the model offers 2,472 square feet. The Robin floor plan is base-priced from the $270,000s.
Devon Street Homes’ 4000 Series offers larger floor plans priced from the $250,000s. The six home designs range from 1,700 to 2,883 square feet, with several plans offering bonus rooms. The Princeton + Bonus floor plan is the builder’s second model in Audubon and is now open at 40215 Bay Warbler Court. It also features an island kitchen that is open to the family room and dining area, but a doorway connects the kitchen to a formal dining room. The design offers four bedrooms and an upstairs game room as standard and the model has been built with the optional media room and third full bath. The 2,883-square-foot plan is priced from the $310,000s.
“As expected, these floor plans have done very well, with several sold before the model homes ever opened,” said Sam Yager, Vice President of Audubon Magnolia Development, LLC. “Devon Street Homes brings a nice complement of homes to what Anglia Homes is offering in Audubon and what we have planned for our next phase.”
Homes in Audubon feature “transitional” architecture, with exterior material choices designed to complement the homes’ natural surroundings. Plus, all Audubon homeowners will enjoy front yard maintenance that is included in the annual homeowner association dues.
Magnolia ISD recently closed on a 14-acre tract along Highway 249 and FM 1488 in Audubon. The site will give the district an option for a new elementary along the west side of the district. A construction date has not been set, but the district has confirmed the elementary will be called Audubon Elementary School.
“The district is preparing for the expected growth our community will bring,” Yager said. “All of the infrastructure will be in place whenever they decide to start construction, which could be several years out.”
Opening soon in Audubon is Screech Park, offering a play structure, swings, bench seating, activity lawns, trails and a Screech Owl habitat.
Future amenities will include more parks, ponds, trails, a clubhouse, resort-style pool, children’s pool, covered pavilions and a food truck park. The community will also feature open spaces and forested environments.
Audubon’s master plan dedicates approximately 550 acres for mixed-use development, including a future town center with retail, dining and other offerings.
“Each home in Audubon is situated to be within a five-minute walk of a trail, a park or other amenity,” Yager said. “Residents will not only have easy access to community amenities, as well as an enviable lifestyle as the community blossoms into a mixed-use destination.”
