(Magnolia, TX — March 18, 2025) The master-planned community of Audubon is starting work on its third district, Heron Run, which is planned for approximately 1,424 homesites.
The initial phase of the Heron Run District includes 821 lots expected to be delivered in 2025 and the first half of 2026. There are seven planned districts in Audubon, each being a “super neighborhood” with hundreds of homesites in each district.
The homesites in the new Heron Run District will span from 40-foot to 90-foot homesites with a mix of at least eight builders for future residents to choose from.
“We are excited to double the size of developed homesites in Audubon with the launch of Heron Run District. The new district will feature a variety of home and lot size options to meet the desires of every lifestyle and — like the rest of Audubon — will have lakes, wooded creeks and rolling terrain connected to parks, amenity areas and ultimately Club Audubon through the community-wide trail system,” said Sam Yager III, Vice President of Audubon Magnolia Development, LLC.
The builder lineup in Heron Run includes existing builders Century Communities, Drees Custom Homes, Empire Communities, Perry Homes, Smith Douglas Homes and Ravenna Homes as well as Westin Homes and Chesmar Homes, which are both new to Audubon.
The new district is planned to have approximately 490 homesites completed during 2025 along with the portion of Audubon Boulevard that will run southwest from State Highway 249 to a planned roundabout at the heart of the Heron Run District. The first model home park to open will be located in Heron Run’s first phase, with model homes in Section 1 expected to open in 2025.
An additional +/-331 homesites are planned for completion in 2026. These additional homesites will add to the variety of options for future residents with builders like Drees Custom Homes offering designs for 80-foot lots, Yager said.
“Audubon continues its efforts to expand the types of lots and number of builders,” he said. Development of the Heron Run District follows the previous delivery of approximately 950 lots to builders, creating homebuilding activity in two other existing districts: Creekside District (North and South) and the Audubon Park District.
In addition to an array of home options, Audubon’s new residents will be able to enjoy Club Audubon, an approximately $7 million amenity complex under construction in Audubon Park. Club Audubon is anticipated to be completed around the end of 2025 featuring a covered pavilion, resort-style pool, indoor-outdoor event space, splash pad, playground and more.
Club Audubon will expand upon Audubon’s existing amenities, which include Legacy Park, Heron Park, Mill Run Park, Screech Park, trails, playgrounds and lakes. Club Audubon is located adjacent to the new Audubon Elementary School in the Audubon Park District. Audubon Elementary is part of the Magnolia Independent School District and opened in 2024.
“We continue to expand the existing multi-million dollar amenity improvements in Audubon through the development of the existing and future districts,” Yager said. “Audubon is being developed as a destination with walkable interconnected amenities, commercial, schools and other mixed-uses developed over time as the community matures.”
Nine builders have opened 13 model homes in Audubon, with pricing from the $300,000s to $1 million. Many homesites in Audubon are located with access to and/or views of lush natural landscapes featuring lakes, legacy trees, natural creeks, trails and walkable parks with an abundance of greenspace.
