Audubon Announces Upcoming Retail & Multi-Family

Audubon Magnolia Development, LLC (AMD) has just broken ground on approximately 20 acres in Audubon to XAG Group for the construction of a lifestyle retail center and hybrid-style new multi-family community, expanding the nearby conveniences and living options in the Montgomery County master-planned community.

The first phase of the new mixed use development is anticipated to include the construction of an approximate 30,000-square-foot, two-story retail center that will be home to a mix of specialty stores and restaurants situated within a pedestrian-friendly outdoor setting.

“This retail center will follow Audubon developer, Sam Yager’s ‘Celebrate the Space’ concept, providing a destination for residents to walk and enjoy the ambiance and atmosphere in Audubon style,” said  XAG Group Chief Executive Officer Nathaliah Naipaul.

XAG estimates the completion date for the multifamily community is anticipated to be the fourth quarter of 2026, while the retail center is anticipated to be completed in the fourth quarter of 2025.

The project’s second phase, Rasha at Audubon, will be a three-story, garden-style apartment complex and four-story mid-rise apartments. There will be approximately 326 units total — 184 one-bedroom apartments, 126 two-bedroom units and 16 three-bedroom units.

“This hybrid mix caters to both suburban and urban living experiences,” Naipaul said. “The garden apartments will have a sprawling layout of landscaped grounds and amenities such as a swimming pool, party house, courtyards, pet park and outdoor activity spaces with direct exterior access to each of the units.”

The mid-rise apartments will have interior hallways, elevators, a business center and co-working spaces. Other amenities will include a fitness center, yoga studio, family movie theater and game room.

“We are developing a vibrant and sustainable community with a range of memory-creating spaces,” Naipaul said. “We want to encourage engagement with nature and harmonious living.”

Walking trails within the project will connect to the Audubon trail system, providing pedestrian access to the retail center, multi-family, homes and other amenities.

Approximately 550 acres of Audubon’s nearly 3,000 acres are reserved for mixed-use development, including retail, dining and other offerings. Last year, Audubon announced Virtuo Audubon — another three-story, garden-style apartment complex that will have 300 units split among nine buildings.
