Audubon is located in the City of Magnolia extraterritorial jurisdiction (“ETJ”) in Montgomery County at the intersection of S.H. 249 tollway and F.M. 1488 between S.H. 149 to the East and F.M. 1774 to the West.

Audubon is located off of SH 249 and FM 1488.
Directions for SH 249: Traveling North on SH 249, exit FM 1488. Turn right on FM 1488, going east. Turn right on Mill Creek Road.
Directions for FM 1488: Travelling West on FM 1488, go over the bridge at SH 149 and turn left at Mill Creek Rd.
Unfortunately, the clearing of trees is an inevitable part of development necessary to comply with governmental regulations, meet or exceed industry standards for construction, deliver inviting and effective infrastructure and amenities for our residents, mixed use tracts and/or make lots available for future builders and residents. This clearing activity can create stress on trees that are preserved next to areas that have been cleared. Any natural preserved trees or planted trees within a proposed or existing common area are the responsibility of the part performing maintenance in the area. Generally, the preserved natural trees that are distressed will have mortality rates that become apparent between spring and mid-summer of each year (in areas that have been disturbed by development in the last 1-3 years). The amount of mortality in any one year varies based on the extent of excessive dry and/or wet weather conditions, other weather-related events (drought and/or freeze) and the number of areas that have been disturbed in the past 1-3 years. As Audubon development began in 2020 and areas under development have increased, along with some extreme hot weather and some freezes, it is not surprising that there is some higher mortality over a larger area as a result. The Association typically will evaluate dead trees in mid-summer and address them collectively at one time since bulk removal is more cost effective given the size and scale of the undertaking. Public drought contingency requirements may also impact the limited availability and /or limited ability for watering which can impact mortality. The determination on tree replacement in preservation areas is at the discretion of the Association as mortality making way for new growth to take hold is anticipated as part of the natural cycle in these preservation areas. The Mixed-Use Association may also perform their own evaluation, removal and/or replacement on their own schedule based on their own requirements and/or preferences and/or through enforcement actions through their own mixed-use members.
Any dead trees (including but not limited to preserved trees, ornamental trees, yard trees and street trees on a lot or in the right of way adjacent thereto) and the trimming of limbs are the responsibility of the Owner (at the Owner’s expense). Similarly, replacement of any dead landscaping (i.e., including plants, bushes, and grass) on a lot or areas adjacent to the street thereto are the timely responsibility of the Owner. Trees located within a street right-of-way may be required to be removed if they block traffic signs, become a safety concern or as a condition and/or requirement of street acceptance by the local governing authority.
Severe drought conditions and the City imposed water moratorium caused severe stress to several large native trees in Audubon during 2023. Audubon has emphasized the protection of and replanting of trees as a core goal to maintain the lush green color that typifies the City of Magnolia and more specifically, Audubon. And so, a tree transplant program was put into motion that would focus on two locations: the Audubon Park Roundabout and the future Club Audubon site.
The Audubon Roundabout: The tree transplanting took place at the end of December 2023, and it involved moving a total of eleven trees as follows:
Seven of these pines were sourced in Audubon, four were brought in from a tree farm in West Houston and the hand-selected Overcup Oak was trucked from Georgia. These trees were transplanted using a 100” diameter tree spade which is considered the largest tree spade permitted to travel on roads with a “wide load” permit.
The future Club Audubon site: A beautiful 12”-13” caliper Live Oak tree was planted at the future Club Audubon’s entry and event lawn area. This Live Oak was hand-selected from a nursery in Tomball, Texas. The decision to plant a specimen tree at this location was to balance the visual composition of the entry area of Club Audubon. The Live Oak was trenched and root pruned in October and contained by a nine-foot box. The tree was moved into the location on a ten-foot wide steel sled carried on a flatbed trailer with a wide load permit to Audubon. A Caterpillar excavator capable of excavating 22’ deep was brought in and the Live Oak was planted on December 27 & 28. Temporary water has been brought to the tree to make sure it can be hydrated as needed. This twenty year old Live Oak is now located at the nexus of two very important viewing points:

Our second District, Audubon Park, has 60’ and 70’ home sites from Drees Custom Homes, Empire, Perry Homes and Ravenna Homes.
Our third District, Creekside South has 45, 60 Patio, and 80 home sites from David Weekley Homes, Drees Custom Homes, Newmark Homes, Perry Homes, and Sitterle Homes.

Canine friends of all breeds are welcome at Audubon, as are domestic cats. Farm animals including horses, chickens, cows are not allowed in the community.
HOA Annual Assessment: $1,850 (includes front yard maintenance)
The Community Enhancement Fee is placed in a fund that shall be utilized to support and fund programs, activities, services, construction improvements or other infrastructure that will benefit Audubon’s residents. By contributing to this fund, departing residents leave behind a legacy to be enjoyed by new-comers and long-time residents alike.
Total Tax Rate (per $100 value) is $3.0287, set in previous year of 2023*.
